My bank says I've hit my borrowing limit. Is that actually my limit?
A: Usually not. When your bank says you've maxed out, they mean you've hit their limit based on their own calculators, their own serviceability buffer, and their own products. We compare 165+ lenders, and every one of them assesses borrowing capacity differently. Some count more of your rental income, some apply a lower stress-test rate, some have more flexible policies for investors with growing portfolios. In many cases, what looks like a hard ceiling is simply the wrong lender. We'll tell you exactly what's possible before you waste time going in circles.
I have 2–4 investment properties and my existing broker seems fine. Why would I switch?

We assess your full position first, identify the right lender before we approach anyone, and only submit a formal application when we're confident of the outcome. This protects your credit score from unnecessary hits, which is especially important for investors making multiple applications over time.
How long does it take from first conversation to approval?
A conditional pre-approval typically takes days, not weeks, once we have your documents in order. We move fast because we do the upfront work correctly. The right lender selection and application packaging means we don't lose time back-and-forth with credit teams. Our goal is to have you in a position to make an offer confidently, not scrambling for finance after you've found the property.
What does it cost?
Nothing. Our service is completely free to you. We're paid a commission by the lender when your loan settles. This is standard practice across all Australian mortgage brokers and has no impact on the rate or terms you receive.
